When looking into 55+ communities in Central Florida, The Villages can seem like one of the only retirement communities. But our team at Explore55Plus has found three nearby neighborhoods like The Villages that are less expensive and might just win your heart!
While conveniently located and very active, The Villages is far from the most affordable option in Central Florida. Luckily, we’ve found three 55+ communities within 20 minutes from The Villages that are more low-key, while still being right across the street from everything you need. Each one of these communities is gated and has on-site storage, restaurants, pools, golf courses, pro shops, trails and more! None have a CDD or bond, and each offers villas in addition to single family homes.

1. Spruce Creek South
Spruce Creek South is one of the more laid-back 55+ communities around The Villages. Its layout is clean, open and natural, with large yards and nearby horse farms. It also features an outdoor pool & spa and an 18-hole golf course!
There are about 1,650 homes at Spruce Creek South, ranging from $122,900 to $289,900. They were built between 1989 and 1995, and there are many options when it comes to size — you can opt for a cozier villa, a smaller single family home with a wide, rolling yard or a larger home! The HOA fee for all single family homes will be about $143 per month, and the fee for villas will be $285 per month, due to shared expenses like roofing. These fees are used to provide a guard at the gates, pool maintenance, recreational facilities, private road security and trash, in addition to paying the common area taxes.
The two words that could be used to describe Spruce Creek South are clean and calm — perfect for those of you who are just looking to settle down and take a breather. But when you’re not resting, there are plenty of opportunities to have a little fun! In addition to the golf course and the pool & spa, this community has a pro shop and an exceptional on-site restaurant called The Links. Or, just head down to the clubhouse and play a game of pool with some of the welcoming residents!
2. Spruce Creek Golf & Country Club
Also referred to as the Del Webb Spruce Creek, Spruce Creek Golf & Country Club is one of the largest 55+ communities in Ocala, and if you’re looking for excitement, bigger is always better.
Spruce Creek Ocala Florida has 3,250 homes from $220,000 to $460,000, with HOA fees landing around $150 per month for single family homes and $270 per month for villas. This means it’s slightly more expensive than some nearby communities. However, the amenities are more than worth it. The HOA fees take care of guarded gates, pool maintenance, recreational facilities, private road security and common area taxes. And in terms of fun, Spruce Creek Golf & Country Club has it all — an indoor and outdoor pool, a 36-hole golf course, seven tennis courts, updated homes and no restrictions on pets. The fitness center and the resort-style pool are among the nicest in the area, with clean and modern equipment and plenty of space.
Because it is a larger community, Spruce Creek Golf & Country Club always has something to do. The clubhouse is always bustling with friendly people, and its full-time activities coordinator keeps residents busy with activities like arts & crafts, billiards, drama, gardening and photography!
3. Stonecrest
Stonecrest has become popular in the Ocala area for its convenient location and affordability. But don’t think that this means it’s any less of a catch! The community offers catch-and-release fishing and has four pools: one indoor and three outdoor. Pets are allowed, and the HOA allows all kinds of fencing, if you like your privacy.
This community has 2,200 homes, starting at $182,500 and ending at around $475,000. The HOA fees are $115 per month for single family homes and $229 per month for villas. Those fees pay for a guard at the gates and maintenance of common areas and trash. Plus, Stonecrest has the newest homes out of any 55+ community in the area, with the exception of The Villages.
Out of these three 55 plus communities near the villages, Stonecrest is also the closest to the hospital located inside The Villages, giving its residents a certain peace of mind. The community also has tons of amenities and social activities, including a recently redone 18-hole golf course, but the real treat begins just outside the gates: Residents will often ride their golf carts to a nearby Walmart, and to other local shopping centers. And don’t tell, but there’s word going around that you may be able to enter The Villages on your golf cart … just in case you’re still left wanting for more.
