Looking for a multigenerational community so you can keep the kids and grandkids close by? Heritage Landings is the 55+ section of this gorgeous master-planned community located in Lakeland, FL.
Amenities at Heritage Landings are top notch and include a gorgeous resort-style pool, fitness center, catering kitchen, and a social gathering room, all housed within the 4000+ square foot clubhouse. The rest of the community shares some of the amenities, so be sure to keep that in mind. Heritage Landings is famous for its scenic environment, ponds, fountains, and overall greenery.
Homes in the community range from the low $300s to the high $300s. The HOA fee is $223 monthly, with no CDD. Something we love about this community is that it offers maintenance free living so you can focus on spending time doing the things you love, with the people you love.
2. Cypress Lakes
Cypress Lakes is one of the most popular 55 plus retirement communities in Lakeland, Florida. Its beautiful golf course is nestled within 1,000-plus acres of lush cypress trees, breathtaking lakes, and well-designed manufactured homes.
The Cypress Lakes community is designed to meet your every need, offering amenities for all kinds of hobbies. Aside from the pristine golf course, the community features a full-service restaurant and tavern, a ballroom, a crafts room, and a cozy library. To help keep you active, there are also bocce courts, tennis courts, and shuffleboard courts.
The homes in Cypress Lakes range from the low $100s to the high $200s. You won’t be required to pay CDD fees, but the lot rent is about $795 to $995 and varies depending on whether you own or lease the land that your home sits on.

A home at Carillon Lakes will cost you anything from the mid $200s to the high $400s. The HOA fee stands at $235 per month, with no CDD.
4. Foxwood Lake Estates
Foxwood Lake Estates is an established, ungated retirement community located in Lakeland, Florida and is a great option for those on a budget. This community features some of the most affordable homes in Lakeland, Florida, starting from the low $100s to the high $100s.
Despite being a community of manufactured homes, Foxwood Lake Estates residents actually get to own the land your house sits on. This community also provides owners access to a resident-owned clubhouse and common grounds. The HOA charges $56 monthly, but there is no CDD payment.
